<p class="has-ast-global-color-6-color has-text-color has-link-color wp-elements-767c38ceaf419a28f4c6bec5d3e467b5">Today, I’d like to share a story that highlights both the timing of buying a home and the importance of having a clear decision-making standard.</p>



<p>I first connected with this client about two years ago through YouTube. While still in Korea, they reached out asking if they could choose a rental home in Atlanta based on video tours. They were planning to relocate with their son in the summer of 2024.</p>



<p>Having lived in the U.S. for many years, I am used to American homes. But for those moving here for the first time, they can feel quite unfamiliar—slightly rough, somewhat analog in structure. Interestingly, many clients come to appreciate that charm over time. This client also decided on a rental without seeing it in person, and fortunately, their child adjusted well to school. Naturally, they began considering purchasing a home within the same school district.</p>



<p>Their lease was set to end on June 30, 2026, which meant they needed to secure a home before then. Just last weekend, a property became available in the exact community they had been waiting for, and we quickly submitted an offer.</p>



<p>As expected, it turned into a multiple-offer situation. To stay competitive, we offered about $30,000 above the listing price and structured terms favorable to the seller. Our offer was selected among three competing offers.</p>



<p>Interestingly, many buyers feel more anxious than excited once their offer is accepted. This client felt the same way and asked, “Is it okay to decide this quickly?”</p>



<p>The next day, I revisited the home with them. During second visits, I always ask one question:<br>“How does it feel now compared to the first time you saw it?”</p>



<p class="has-ast-global-color-6-color has-text-color has-link-color wp-elements-f11473bd08378d9ebad39d5947fde176">Most of the time, the answer is, “I like it even more.”<br>But this time, the response was different: “I’m not sure.”</p>



<p>Is there a right answer in moments like this? Not really. But I do have a clear principle: if there is no conviction, it’s better to pause.</p>



<p>If the home doesn’t feel better the second time, if something doesn’t sit right, I recommend stepping away. Even if that decision leads to some regret later, it ultimately helps buyers develop a stronger sense of what truly feels right.</p>



<p>Of course, there are practical considerations. Canceling a contract can impact the seller and the listing agent, especially in a multiple-offer situation. Fortunately, the listing agent in this case was very experienced and understanding. It likely helped that there was a backup offer in place.</p>



<p>Buying a home—especially one over $1 million—is never an easy decision to make after just one visit. It is a process filled with decisions, one after another.</p>



<p>My goal is not simply to get a deal done. I want my clients to choose the right home, live happily in it, and when the time comes to sell, think of me again.</p>

<p class="has-ast-global-color-6-color has-text-color has-link-color wp-elements-3edbef4d83eea220d08bc2bd43815c30">This transaction began in early December with a single phone call from a client who found us through Google reviews. The client wanted to sell their townhome, and we scheduled our first meeting at the property the very next day.</p>



<p>The home was located in a community directly across from where I live, which gave me a strong understanding of the area. One of its biggest advantages was the highly convenient location. In addition, the townhome was part of a single-family home community with only 12 townhome units, making it a rare opportunity. The HOA fee was $270 per month, which included the master policy and roof replacement—an especially attractive feature for buyers.</p>



<p>Built in 2008, the home offers approximately 2,338 square feet of living space. Compared to newer townhomes, it felt more spacious and similar to a single-family home. The seller had already upgraded the backsplash and installed LVP flooring on the first floor, which gave the home a good overall impression. However, there were a few areas where the finishing details could be improved. After recommending and completing minor touch-ups, we proceeded with the listing.</p>



<p>Although the updates were completed in January, we strategically waited and listed the property on February 19 at $440,000, considering market timing. Since it was still before the peak spring season, showing activity was somewhat slower than expected.</p>



<p>About 10 days after listing, we received an offer of $410,000 with an April closing. We declined this offer strategically. A second offer came in still below the list price, so we countered at $435,000. The buyer accepted, and we successfully went under contract.</p>



<p>The transaction closed on April 20 at a final price of $435,000 with no closing cost contribution. It was a clean and satisfying closing for both the seller and the buyer.</p>



<p>There were three key factors behind the success of this deal. First, timing—inventory was relatively low when we listed, which reduced competition. Second, rarity—the property was one of only 12 townhomes in the community, limiting comparable options. Third, pricing strategy—new townhomes in the same school district were priced around $470K, making this listing highly competitive.</p>



<p class="has-ast-global-color-6-color has-text-color has-link-color wp-elements-d5de7cc627d6556970c4057b006eb49e">This was not a case of lowering the price to make a sale, but rather a strategic approach that protected the property’s value. Most importantly, the seller expressed their intention to work with us again when purchasing their next home, which made this transaction especially meaningful.</p>

<p>Recently, I’ve seen many new real estate agents starting their careers in Georgia, and as someone with more experience, there’s something I truly want to share.</p>



<p>Just as we don’t make quick decisions when buying a car, choosing a home—where we will live—is an even more important and careful decision.</p>



<p>For clients, deciding “which agent to work with” is not easy.<br>Naturally, this makes the market even more challenging for new agents.</p>



<p>At our company, we currently have three new agents.<br>Two are in their first year, and one just started three months ago.<br>Each of them had different reasons for starting—some wanted independence, some simply loved looking at homes, and others had financial motivations.</p>



<p>However, having a reason to start does not guarantee success.</p>



<p>While we work in buying and selling homes, what we truly do is people-centered sales.<br>And building relationships with people never happens quickly.<br>Relationships are not something that can be completed instantly.</p>



<p>In the end, there is only one thing we can do:<br>give our best in every single interaction.<br>We never know when or how a brief encounter today may come back in the future.</p>



<p>I obtained my real estate license in October 2013.<br>At that time, I thought, “Once I get my license, I’ll start selling homes right away.”<br>But reality was very different.</p>



<p>Without experience or results, who would trust me to sell their home or help them buy one?</p>



<p>Back then, opportunities were even more limited, as platforms like YouTube and social media were not as active as they are today.</p>



<p>So I gave 120% effort to every single client.<br>Even with rental clients, I did not think, “They might buy a home later.”<br>I simply focused on doing my best in that moment.</p>



<p>Day by day, I built my experience—and it took about 13 years to become who I am today.</p>



<p>To all new agents who may be struggling right now, I want to say this:<br>It may sound obvious, even cliché, but live each day without regret.<br>Be grateful for every client you meet, and always do your best in any situation.</p>



<p>Today, we live in an era where you can promote yourself through social media.<br>There are far more opportunities than before.</p>



<p>So focus on the present moment and give it your all.<br>We are not just selling homes—we are selling ourselves.</p>



<p>If you never forget that, results will follow.<br>I hope today becomes one of the best and most fulfilling days of your life.</p>

<h3 class="wp-block-heading">A Heavy Day</h3>



<p>Today felt a little heavier than usual.</p>



<p>A client I had been working with closely for the past two months let me know that they decided to move forward with another agent—someone they were introduced to through a personal connection.</p>



<p>In real estate, I know this is something that can happen.<br>Still, it’s hard not to pause when it does.</p>



<p>“What could I have done differently?”<br>“I truly thought I gave it my best.”</p>



<p>These thoughts quietly settled in, along with a sense of disappointment.</p>



<h3 class="wp-block-heading">Does Sincerity Always Come Through?</h3>



<p>I always try to approach my clients with genuine care and sincerity.<br>But when that sincerity doesn’t fully come across, I realize that may also be my responsibility.</p>



<p>This experience made me reflect:<br>“Was I communicating clearly enough?”<br>“Did I truly deliver what I intended?”</p>



<p>Perhaps moments like this are what help me grow stronger and better in what I do.</p>



<h3 class="wp-block-heading">The Weight of This Profession</h3>



<p>Being a real estate agent is a unique profession.<br>The work only begins when a client chooses to work with you.</p>



<p>That’s what makes it both meaningful and challenging—<br>it requires trust, care, and a deep sense of responsibility.</p>



<p>Even after 14 years in this field,<br>there are still moments like this that make my heart sink.</p>



<h3 class="wp-block-heading">What I’m Seeing in Today’s Market</h3>



<p>I remember a client from out of state once asking me:</p>



<p>“Why are there so many real estate agents in Georgia?<br>Everyone says they’re an expert, but it’s hard to tell who really is.”</p>



<p>Working in Georgia, I understand exactly what they meant.</p>



<p>Today, platforms like YouTube make it easier than ever to appear knowledgeable—even without much experience.<br>While that creates more opportunities,<br>it also makes true expertise and real experience more valuable than ever.</p>



<h3 class="wp-block-heading">Resetting My Mindset</h3>



<p>Simply having “years of experience” is no longer enough.<br>What truly matters is how that experience is used to serve clients.</p>



<p>Instead of letting today’s disappointment pass by,<br>I want to learn from it, reflect on it, and grow from it.</p>



<p>To become just a little better than I was yesterday.</p>



<h3 class="wp-block-heading">Closing Thoughts</h3>



<p>Real estate is ultimately about people—<br>and with people come choices, timing, and connections.</p>



<p>I believe today’s experience is part of the journey<br>to becoming a better agent.</p>



<p>And so, I’ll keep learning,<br>and continue striving to be better than I was yesterday.</p>

<p class="has-ast-global-color-6-color has-text-color has-link-color wp-elements-26466403be6df8404e39ecf08423f260">Today was the home inspection day for a client purchasing their first home in Georgia.</p>



<p>This couple has lived in Georgia for over 13 years, but interestingly, they had never purchased a home. When I heard their reasons, it made perfect sense. Without children, they preferred a simpler lifestyle and viewed homeownership as something that requires ongoing maintenance and responsibility. Naturally, they found condo living in Buckhead to be a better fit for their urban lifestyle.</p>



<p>Over time, they didn’t feel a strong need to own a single-family home and continued renting without much hesitation.</p>



<h4 class="wp-block-heading has-ast-global-color-7-color has-text-color has-link-color wp-elements-171053dcd5e899a1459e161d03f5b218">From Condo to Townhome: A Shift in Direction</h4>



<p class="has-ast-global-color-6-color has-text-color has-link-color wp-elements-049b92ed228be440b303a96cd7df2343">Last year, they first reached out with the idea of possibly purchasing a condo. Based on their lifestyle and daily routines, we explored several high-rise condo options together.</p>



<p>However, as they experienced the market firsthand, two concerns became more apparent:</p>



<ul class="wp-block-list">
<li>Slower resale activity combined with increasing inventory</li>



<li>Continuously rising HOA fees</li>
</ul>



<p>These factors ultimately led them to pause their decision in October.</p>



<p>Then, in January of this year, we reconnected—and this time, there was a significant shift in direction. They decided to move away from condos and consider townhomes instead.</p>



<p>Eventually, they chose to move forward with a newly constructed townhome as their first home.</p>



<h4 class="wp-block-heading has-ast-global-color-7-color has-text-color has-link-color wp-elements-ff1c387cb467e047532a98847fdecb01">New Construction: Expectations vs. Reality</h4>



<p class="has-ast-global-color-6-color has-text-color has-link-color wp-elements-89a7623bd6d6827975841a089d47aad0">For those who have gone through new construction, you may already know—no matter how reputable the builder is, the final quality often depends on the crew and on-site management.</p>



<p>My clients visited the property several times during construction, and each visit brought new concerns they hadn’t anticipated. Even after submitting a list of items that needed attention, the builder’s responses were sometimes passive, often along the lines of, “It’s still in progress.”</p>



<p>This is where the role of an agent becomes especially important.</p>



<p class="has-ast-global-color-6-color has-text-color has-link-color wp-elements-2d9794cb3f86d18ca2a1a397c6cbf465">It’s about clearly explaining the situation to the client, firmly advocating for necessary corrections with the builder, and maintaining a careful balance between both sides. It’s not always easy, but it is essential.</p>



<h4 class="wp-block-heading has-ast-global-color-7-color has-text-color has-link-color wp-elements-7e26e0dde1dc183724b5a3080c159ae5">Inspection Day</h4>



<p class="has-ast-global-color-6-color has-text-color has-link-color wp-elements-871607ee69982e9c57b4bba74556beab">After many ups and downs, we finally completed the home inspection today.</p>



<p>Thankfully, once the clients saw the home in its more finished state, their reaction was much more positive. They mentioned that it looked “much better than expected.”</p>



<p class="has-ast-global-color-6-color has-text-color has-link-color wp-elements-6e3862474866bd366ab0f4817148ebb6">Of course, from a professional standpoint, there are still items that need improvement. However, seeing that the clients felt satisfied overall was a relief.</p>



<h4 class="wp-block-heading has-ast-global-color-7-color has-text-color has-link-color wp-elements-23325ea83e5ce402db683a3f66904a0b">Completion Takes Time</h4>



<p class="has-ast-global-color-6-color has-text-color has-link-color wp-elements-d94a719f02b17ed57bef9d09c6ff69ed">Both building a home and making life decisions take time.</p>



<p>While it’s important to identify and address issues early, there are also moments when allowing time for things to come together is just as necessary.</p>



<p class="has-ast-global-color-6-color has-text-color has-link-color wp-elements-5f63272e542eda99ffc13d64b6ce63cd">The imperfections before completion—and the patience required to endure that process—may ultimately be part of achieving a better outcome.</p>



<h4 class="wp-block-heading has-ast-global-color-7-color has-text-color has-link-color wp-elements-754750fb7b257b0e2cf1624e05736c8b">Closing Thoughts</h4>



<p class="has-ast-global-color-6-color has-text-color has-link-color wp-elements-2ba1c28422807fcc04e72689e930984e">Now, we look forward to successfully completing the upcoming orientation next week and moving toward a smooth closing.</p>



<p>Purchasing a first home is more than just a transaction—it’s a decision that shapes the direction of one’s life.</p>

<p>Today is April 2, 2026.</p>



<p>Yesterday, I paused for a moment while filling up my gas tank.<br>My car holds about 21 gallons, and the total went over $100.</p>



<p>In that moment, one thought became very clear:<br>“Inflation isn’t coming — we’re already in the middle of it.”</p>



<p>Many of you are probably feeling it too.<br>There’s a saying: “Everything goes up except my salary and my kids’ grades.”<br>At this point, it’s not even a joke — it’s reality.</p>



<p>So today, I want to talk about one of the most common questions I hear from buyers:</p>



<p>“Is now the right time to buy a home?”</p>



<p>Let’s walk through it.</p>



<h3 class="wp-block-heading has-ast-global-color-7-color has-text-color has-link-color wp-elements-1d127b445ad07ff2ac45a406a56c1299"><strong><strong>A quick checklist first:</strong></strong></h3>



<ul class="wp-block-list">
<li>You are financially qualified for a loan</li>



<li>You’ve found a home you truly like</li>
</ul>



<p>If both apply to you, this is a time to seriously consider buying.</p>



<p>This isn’t a sales pitch — it’s based on how the market is actually behaving.</p>



<h3 class="wp-block-heading has-ast-global-color-7-color has-text-color has-link-color wp-elements-d63116d793c09ec05748a4e67cc8f7e6">1. <strong>A price drop is not a guaranteed scenario</strong></h3>



<p>Many people say, “I think prices will come down if I wait a little longer.”<br>But real estate doesn’t move based on hope — it moves on supply and demand.</p>



<p>The ultra-low interest rates during the pandemic created today’s severe low inventory situation.</p>



<p>Homeowners who locked in low rates are not eager to sell and give that up.</p>



<p>As a result, there simply aren’t enough homes on the market.</p>



<p>Yes, transaction volume may decrease.<br>But here’s the key point:</p>



<p>Lower transaction volume ≠ lower home prices</p>



<p>These are two completely different things.</p>



<h3 class="wp-block-heading has-ast-global-color-7-color has-text-color has-link-color wp-elements-57574828f486b4e73302d248bea97d61">2. <strong>Inflation pushes home prices upward</strong></h3>



<p>Construction costs continue to rise — labor, materials, everything.</p>



<p>That means future homes will cost more to build.</p>



<p>And new construction prices set a baseline that supports resale home values.</p>



<p>In a system where costs keep rising, it becomes very difficult for home prices to drop significantly.</p>



<h3 class="wp-block-heading has-ast-global-color-7-color has-text-color has-link-color wp-elements-3330e644cfd83e0d3d072605eff18483"><strong><strong>3. Real estate is about position, not timing</strong></strong></h3>



<p>The gap in wealth between those who own homes and those who don’t tends to widen over time.</p>



<p>Real estate is not just an expense — it’s a way to build long-term assets.</p>



<p>The difference between entering the market now and waiting on the sidelines can become much bigger in 3 to 5 years.</p>



<p>Last Friday, I attended a new construction closing here in Georgia,<br>at one of the busiest builder closing offices in the state.</p>



<p>One of my clients said:</p>



<p><strong>“I’ve been wondering… is this really the right time to buy?”</strong></p>



<p>They carried that doubt all the way to closing day.<br>But after seeing many other buyers making the same decision, they said:</p>



<p><strong>“I guess I’m not the only one… that makes me feel better.”</strong></p>



<p>And that’s exactly right.</p>



<p>The market doesn’t stop.<br>Even in uncertain times, people continue to move forward and make decisions.</p>

<p>While waiting for the “perfect timing,”<br>prices could rise, and interest rates could go up further.</p>



<p>On the other hand,<br>when you enter the market prepared, time starts working in your favor.</p>

<p>There is no perfect timing.<br>But good decisions are always made by those who are prepared.</p>

<p><strong>3/30/2026</strong></p>



<p>Today was a full day from 8 a.m. to 3 p.m., packed with final walk-throughs and closings.<br>Transactions that began last November, as well as those contracted in January and February…<br>all four closings were scheduled in a single day.</p>



<p>On days with such a tight schedule, a small sense of tension always lingers.<br>I worry about missing something,<br>or causing inconvenience to someone because of a mistake on my part.</p>



<p>Thankfully, today went smoothly and calmly.<br>One moment that stood out was at 10 a.m., when a client handed me an envelope quietly, as a token of their gratitude.</p>



<p>I politely tried to refuse, but I couldn’t return the heartfelt gesture that was already in my hands.<br>Strangely, I found it hard to open the envelope right away.<br>It wasn’t about the amount inside, but about feeling the depth of the gratitude and thoughtfulness it carried.</p>



<p>So, like the memories of today,<br>I want to keep that envelope just as it is.<br>Their sincerity recognizing my own sincerity.<br>Though the day was busy and hectic, my heart felt warmer and fuller with gratitude than ever before.</p>



<p>Thank you again for today.<br>For those who see and appreciate my sincerity,<br>I promise once more to continue my work with diligence and authenticity.</p>
