<p>Today is April 2, 2026.</p>



<p>Yesterday, I paused for a moment while filling up my gas tank.<br>My car holds about 21 gallons, and the total went over $100.</p>



<p>In that moment, one thought became very clear:<br>“Inflation isn’t coming — we’re already in the middle of it.”</p>



<p>Many of you are probably feeling it too.<br>There’s a saying: “Everything goes up except my salary and my kids’ grades.”<br>At this point, it’s not even a joke — it’s reality.</p>



<p>So today, I want to talk about one of the most common questions I hear from buyers:</p>



<p>“Is now the right time to buy a home?”</p>



<p>Let’s walk through it.</p>



<h3 class="wp-block-heading has-ast-global-color-7-color has-text-color has-link-color wp-elements-1d127b445ad07ff2ac45a406a56c1299"><strong><strong>A quick checklist first:</strong></strong></h3>



<ul class="wp-block-list">
<li>You are financially qualified for a loan</li>



<li>You’ve found a home you truly like</li>
</ul>



<p>If both apply to you, this is a time to seriously consider buying.</p>



<p>This isn’t a sales pitch — it’s based on how the market is actually behaving.</p>



<h3 class="wp-block-heading has-ast-global-color-7-color has-text-color has-link-color wp-elements-d63116d793c09ec05748a4e67cc8f7e6">1. <strong>A price drop is not a guaranteed scenario</strong></h3>



<p>Many people say, “I think prices will come down if I wait a little longer.”<br>But real estate doesn’t move based on hope — it moves on supply and demand.</p>



<p>The ultra-low interest rates during the pandemic created today’s severe low inventory situation.</p>



<p>Homeowners who locked in low rates are not eager to sell and give that up.</p>



<p>As a result, there simply aren’t enough homes on the market.</p>



<p>Yes, transaction volume may decrease.<br>But here’s the key point:</p>



<p>Lower transaction volume ≠ lower home prices</p>



<p>These are two completely different things.</p>



<h3 class="wp-block-heading has-ast-global-color-7-color has-text-color has-link-color wp-elements-57574828f486b4e73302d248bea97d61">2. <strong>Inflation pushes home prices upward</strong></h3>



<p>Construction costs continue to rise — labor, materials, everything.</p>



<p>That means future homes will cost more to build.</p>



<p>And new construction prices set a baseline that supports resale home values.</p>



<p>In a system where costs keep rising, it becomes very difficult for home prices to drop significantly.</p>



<h3 class="wp-block-heading has-ast-global-color-7-color has-text-color has-link-color wp-elements-3330e644cfd83e0d3d072605eff18483"><strong><strong>3. Real estate is about position, not timing</strong></strong></h3>



<p>The gap in wealth between those who own homes and those who don’t tends to widen over time.</p>



<p>Real estate is not just an expense — it’s a way to build long-term assets.</p>



<p>The difference between entering the market now and waiting on the sidelines can become much bigger in 3 to 5 years.</p>



<p>Last Friday, I attended a new construction closing here in Georgia,<br>at one of the busiest builder closing offices in the state.</p>



<p>One of my clients said:</p>



<p><strong>“I’ve been wondering… is this really the right time to buy?”</strong></p>



<p>They carried that doubt all the way to closing day.<br>But after seeing many other buyers making the same decision, they said:</p>



<p><strong>“I guess I’m not the only one… that makes me feel better.”</strong></p>



<p>And that’s exactly right.</p>



<p>The market doesn’t stop.<br>Even in uncertain times, people continue to move forward and make decisions.</p>

<p>On the other hand,<br>when you enter the market prepared, time starts working in your favor.</p>

<p>Lately, one question keeps coming up in the real estate world:</p>



<p><strong>“Are home prices finally starting to go down?”</strong></p>



<p>With mortgage rates stabilizing around 6%, buyer inquiries are picking up again. However, the number of quality listings on the market is still limited, which makes it challenging for agents to find the perfect home for their clients.</p>



<h3 class="wp-block-heading has-ast-global-color-7-color has-text-color has-link-color wp-elements-60cfe228401bec2c0196da3bcb11aa39"><strong><strong>More Listings, But Local Differences Remain</strong></strong></h3>



<p>Across Georgia, the total number of homes for sale has increased compared to last year. This has created slightly more room for negotiation in certain areas.</p>



<p>But it’s not the same everywhere. Many neighborhoods still hold strong pricing, and some homes even sell above the listing price.</p>



<p>In short, while average market prices are showing a slight decline, homes in prime locations or in excellent condition continue to command a premium.</p>



<h3 class="wp-block-heading has-ast-global-color-7-color has-text-color has-link-color wp-elements-5290a4545d73db92145d34e4f3d3d4c7"><strong>Real-Life Example: Reasonable Price + Desired Location = Quick Sale</strong></h3>



<p>Just yesterday, one of my clients successfully secured a home by offering $5,000 above the listing price. </p>



<p>After viewing multiple homes over two months, this particular property stood out because:</p>



<ul class="wp-block-list">
<li><strong>It was in the <strong>preferred location</strong></strong></li>



<li><strong>It had the <strong>desired floor plan</strong></strong></li>



<li><strong>The listing price was reasonable</strong></li>
</ul>



<p>Although most homes in the neighborhood are 20–25 years old, this house had been exceptionally well maintained, making a strong impression on my clients. </p>



<p>On the final day of the Due Diligence Period, the whole family revisited the home and confirmed they absolutely loved it. They didn’t mind paying the $5,000 premium at all.</p>

<p>Finding “the one” in real estate is never easy. <br>But when the location, features, and budget align, the joy of securing the perfect home is unmatched.</p>



<p>Now that the contract is finalized, I will ensure every step—from inspection to closing—is handled meticulously so my clients can move in confidently and start their next chapter in their new home.</p>

<p>When I meet with sellers these days, one of the most common questions I hear is:<br>“Is now a good time to sell my home?”</p>



<p>After several years of rapid price growth, home values have started to level off. Many homeowners are wondering if we’re at the market’s peak and considering selling before prices drop further.</p>



<p>At the same time, today’s buyers have become much more informed. The more homes they see, the better they understand what a fair price looks like.</p>



<h3 class="wp-block-heading has-ast-global-color-7-color has-text-color has-link-color wp-elements-d89c6e7337f6095e5a02b12fc895a7ee"><strong><strong>When Life Changes — The Real Reason People Sell</strong></strong></h3>



<p>Ultimately, people sell their homes because their circumstances change.<br>The reasons vary, but most fall into one of the following categories:</p>

<p>Last week, many buyers had been eagerly awaiting the FOMC meeting — and for good reason.<br>I even worked with some clients to delay their closings that were originally scheduled for mid-September, hoping they could lock in a better mortgage rate after the announcement.</p>



<p>As a real estate agent, part of my job is to negotiate closing dates with sellers and coordinate closely with lenders, who carefully monitor daily rate fluctuations to secure the best possible lock-in timing. That’s because interest rate changes can significantly impact real estate transactions.</p>



<p>This time, the Fed lowered the benchmark interest rate by 0.25%. Ironically, however, mortgage rates inched higher rather than dropping.<br>So why does this happen?</p>



<p>As many people don’t realize, mortgage rates are not determined solely by the Federal Reserve’s rate. They are closely tied to bond market performance.<br>Before the FOMC meeting, optimism about a potential rate cut pushed the market higher. But once the cut was officially announced, bond prices declined — preventing mortgage rates from falling as expected.</p>



<p>In other words, a Fed rate cut does not automatically mean lower mortgage rates.<br>As history shows, markets always respond based on the difference between expectations and actual outcomes, and investor sentiment plays a key role in how rates move.</p>



<p>The same principle will apply moving forward. Rather than making quick decisions just because of a headline rate cut, buyers and sellers alike should aim to understand broader market patterns and act strategically.</p>



<h3 class="wp-block-heading has-ast-global-color-7-color has-text-color has-link-color wp-elements-6237924a24c63af18f44d28f93ca824d"><strong><strong>Advice for Buyers</strong></strong></h3>



<p>It’s nearly impossible to predict rate movements perfectly. So if you’ve found a home you love, don’t focus too much on short-term fluctuations. Locking in a rate at the right time can offer valuable stability — and remember, you’ll likely have opportunities to refinance in the future if rates go down.</p>



<h3 class="wp-block-heading has-ast-global-color-7-color has-text-color has-link-color wp-elements-02afbed45b4086c895759263c0cae83f"><strong>Advice for Sellers</strong></h3>



<p>Interest rate changes directly affect buyer purchasing power. In uncertain markets, securing a qualified buyer is more important than waiting for “perfect” conditions. Acting decisively based on current conditions is often the safest path to a successful sale.</p>



<p>While interest rates have a significant impact on transactions, it’s more important to understand market patterns and trends and act strategically rather than overreacting to short-term fluctuations. Whether you’re a buyer or a seller, making informed decisions based on reliable information ultimately leads to more stable transactions.</p>

<p>In a shifting market, knowledge truly is power. Stay informed, work closely with trusted professionals, and remember that timing the market is less about guessing and more about strategic planning.</p>

<p>One question I hear frequently from clients relocating from Korea—whether as corporate assignees or new green card holders—is: <strong>“Is Georgia really that hot? How humid is it?”</strong></p>



<p>Having lived in Georgia for over 30 years, I can share my personal experience: overall, the weather here is quite pleasant. Summers aren’t unbearably hot, winters aren’t extremely cold, and the seasonal transitions are comfortable. That said, things have changed somewhat over the years, particularly with an increase in rainfall.</p>



<p>Of course, climate change is affecting weather patterns globally. Yet Georgia still enjoys a mild and livable climate, which is why people from other states often consider relocating here. Spring and fall tend to be long and enjoyable, winters are relatively short, and while summers can be warm, most homes and facilities are well-equipped with air conditioning, so daily life remains comfortable.</p>



<p>Sometimes I imagine: what if Georgia were the rainiest state in the U.S.? The construction of new homes, material choices, and home maintenance practices would all be very different. Fortunately, Georgia’s climate isn’t that extreme. Instead, it provides favorable conditions for both living and housing.</p>



<p>Georgia has clearly defined four seasons, experiences some climate variations, yet remains one of the most comfortable places to live compared to other states.</p>

<p>From my personal experience, living in Georgia is generally more comfortable than people expect. Compared to Korea, summers can be warm, but the temperature swings are less extreme, winters are milder, and overall, the weather is very pleasant.</p>
